About our services Our services differs from that of any English Real Estate Broker in that we offer our assistance trough the whole purchasing process until you actually move into your new holiday home. We speak English, French, Norwegian, Swedish, German and Italian, we use serious, reputed Notaries (Notary: A public and legal officer (on oath) responsible for legalizing the various judicial documents passing through his hands, and for giving private individuals advice related to their investments), translate all documents to English and is on your side throughout the buying process.

We will give you our objectives and advice regarding location and letting potential and after a closer evaluation of the objects compared to your needs and wishes, a few quality assured properties remains. We compare the quality with the price and send you an detailed description of each object together with pictures. Should you wish to proceed to the next phase (the trip to Nice to see the properties) our administration fee gets transferred and we agree upon a date and a time for you to see the different properties. Then we will order a room in a hotel or an apartment for you, pick you up (and return you) at the airport and show you the prospects using our car for your convenience (or go to www.aclocation.com and book your car there). |

Should you, after your visit, want to continue the search, we remain at your service and will continue looking for objects until further notice is given. If you choose a property we will negotiate the price together with you and see to it that all details has been covered. In addition we can procure a report on the actual state of the object (at buyers expense).
We translate all contracts and documents to English,
find the financing solution best suited for your needs Then we follow up
and through the process all the way to the signing of the purchase
contract with one of the Notaries we normally use. It can take 2-4
months from the signing of the provisional
sales agreement or the reservation agreement until the "Legalized deed
of conveyance" is signed at the Notaries office - must be signed by the
buyer in the public notary’s office to make the real-estate sale
official and legally binding. In France, it is mandatory that the sale
of real property be signed in the presence of a public notary, the only
public official empowered to witness this type of agreement. The public
notary appointed by the buyer draws up the deed, and the public notary
of the seller draws up the real-estate file for him (origin of
ownership, the existing condominium regulations, etc.), when two public
notaries are involved in the transaction. In this case, the public
notary fees are divided in half. The deed of conveyance must specify the
identities of the seller and buyer, the description and origin of the
property subject to transfer, certain provisions related to urban
planning and, lastly, the means by which the buyer financed his or her
acquisition. When the property is purchased we can also register your villa or apartment in our rental program, and the letting of it can partly cover the interest on your loan as well as other costs and expenses. We have always a number of villas and apartments available for viewing, but several of our clients also search through other "channels" to find the holiday home of their dreams. Have you, after an extensive search on internet or by receiving info from other Agents, found prospects you want to take a closer look at? Let us assist you in the buying process and complete the purchase for- and together with you without you having to pay "a penny more" than if you were buying directly from another real estate agent! How? In a land almost without exclusivity (to the agent) on the sale of property, real estate agents often share their commission with other agents. Hence, we can negotiate the price and the eventual inventory and equipment for you, have professionals run a check of the technical quality of the property, arrange the meeting with the Notary and go through- and complete the buying process with you. You communicate with us - we see to it that you end up with a holiday-home satisfying your needs and demands.
